Spotlight on a dealer: SM Schloss + Schlüssel GmbH

The Cologne-based company SM Schloss + Schlüssel GmbH was founded in 1983 by the managing director Hermann Manderscheid. The company evolved from a two-man operation that made keys of all kinds and executed homeownership, over time to a reputable security specialist. In 1995 Hermann’s son Stefan Manderscheid was hired as the second managing director of the company.

With the growth of the company also the computer age arrived. Gradually, computer-aided locking systems and CNC milling devices were purchased.

Today, the company has one of the most modern equipment in Cologne.
We spoke to managing director Stefan Manderscheid about SM Schloss + Schlüssel, SALTO KS and the challenges they had to overcome:

What were some of the early day bumps with KS when it was fairly a new product for small and medium-sized businesses?

The biggest challenge at the beginning was a system without local access management and a limited amount of offline keys. Without the necessary know-how, the projecting of the radio transmitters was also a challenge.

How was it for you to embrace selling a cloud solution like KS, vs. server based or other solutions?

Luckily, I didn’t have to decide. We sell both systems with great success. Cloud solution has, however, great advantages for smaller companies, who have no infrastructure, such as servers and admin, or companies looking for cloud integrations.

How do the sales of KS and other cloud solutions compare to your other non-cloud solution sales for access control?

As we are currently doing larger projects with non-cloud solutions, the ratio is estimated to be 40:60, but the gap is closing rapidly.

What are the challenges you face when explaining/selling SALTO KS to a business?

Actually, it is not a challenge. In general, you can tell quite easily if the customer is potentially suitable for the solution. After that, you just have to show the system. From there it’s usually smooth sailing.

How do you see the locking industry evolving with the new market demands?

Electronics are clearly on the rise: If you do not start today, you will not have any customers tomorrow.

The supply and installation of fittings, safes, electronic access controls, alarm systems, mailbox systems and home security are just as much a part of the main business for SM Schloss + Schlüssel GmbH as repairs, custom-made products and keys of all kinds.

The Class of 2020: Spain Regional Session

A lot of student housing providers in Spain have been focusing mainly on showcasing their welcoming Spanish culture to students. With hospitality running through the veins of this country it doesn't come to a surprise this is shaping the design, development and operation of their student-housing sector. In Barcelona, Madrid and Valencia student housing has exploded over the years (The growth of the number of students in Spain over the last 10 years is 7.7%!) and has become a real selling point for these cities. During the conference, the trends panel questioned the ‘changing needs’ that occupy students and younger generations in Spanish cities and ‘what trends are representing student living’.

Now the student accommodation market is evolving it goes without saying student housing providers are going above and beyond to attract students. Once a trendy interior and a vibrant community are established something else becomes more important: Hospitality. The hybrid brands that are merging hospitality with PBSA work their way right into the hearts of the students, making them feel at home and therefore more productive. But where exactly do we see the hospitality industry blending into PBSA and what are the key offers that set apart these brands?

By focusing on student’s feedback, providers are using this data to drive their products, blending hospitality into their accommodations and branding. By setting the right expectations and being able to deliver on hospitality promise, providers and operators attract prospects and retain current students taking into account that the new way of student teaching will be remote rather than on University premises.

Overall, the ranking of the list seems pretty conclusive in terms of which cities are the top destinations for students. Besides the quality of education, affordability and city life to come out on top as the most vital aspects of what makes a city a good student city. As previously mentioned, Berlin and Munich come out on top in this case whilst other cities fall a little short but still with good scores. Germany, Spain, and Austria possess factors that outdo other cities, these countries possess the best student city destinations in Europe.

Student housing is transforming into a service. Focusing on the independence, security and comfort of the students. Rather then a place to lay your head in between studying and chuck some midnight noodles it's about creating experiences; this can be enabled by outstanding staff members, flawless operations and community engagement.

Top Student Cities in Europe

University is a very important part of any person’s life. It’s the time where we begin a chapter in our lives that leads us towards our futures: Academically and socially. Students tend to mainly select their university destinations based on the quality of the education they will be receiving and the city they would be studying/living in. Alongside this, other factors apply such as student experience, affordability, social inclusiveness, city environment/life, and connectivity. Whilst academics possess great importance, a social life to balance it with also plays a role in a student’s mental health and ability to feel empowered. Combined these factors play a big part in deciding a destination.

The Class of 2020 conducted a study in which they analyzed the top 20 student cities in Europe and why these particular cities have proven to be popular destinations for students. This is what we distilled from the study:

Number one student city

Due to its high scores in social inclusiveness and affordability, Berlin has been ranked as the number one student city in Europe by The Class of 2020. More specifically, Berlin excels in maintaining low rent prices for student housing, a numerous and countless variety of social events across the city, and the high ability for international students to receive visas to stay in Germany and pursue their careers. Furthermore, Munich comes in second place as the best student city in Europe, in which the city environment category was weighed at a perfect score. Germany clearly controls this list by retaining the top 2 spots. Portugal also has a good standing point in this study, with its cities Lisbon and Porto claiming the third and fifth spots.This is due to their high scores in areas such as social inclusiveness and city life. Also, both Lisbon and Porto score very well in terms of affordability, with Porto being the only city in the study clinching a perfect affordability score due to low rent prices and costs of living.

Affordability

Other cities in the top 10 of the list include Amsterdam, Vienna, Paris, and London. Amsterdam’s highest scoring points are social inclusiveness and city life. However, Amsterdam does score pretty low in terms of affordability. This is due to the immense popularity of the city amongst tourists, making it a costly destination. In addition, it’s no surprise that Vienna is also included in this list of top student cities. For the last few years, Vienna has been globally ranked as the world’s most liveable city. Vienna is very rich in culture, history, and lifestyle. City life almost never gets dull and there’s always a bunch of social events to attend. Also, Vienna is quite affordable in terms of rent prices and costs of living. There’s no scarcity in student housing in Vienna so it’s also pretty simple for a student to find a suitable accommodation. Moreover, next of the list are Paris and London. Both of these cities have their highs and lows. The highs include positive social atmospheres and great scores in city life. However, the lows, which are quite expected, are affordability. Rent prices are relatively high, as well as costs of living. While these two cities can be very fun to live in, one must be prepared to have high financial costs.

Weather

Next, Spain is also a country that possesses a number of cities on the top 20 ranking. These cities are Barcelona, Valencia, and Seville. Students tend to mainly be satisfied with the constant sunny weather and affordability of these cities.

Connect API Release version v1.1.10.6

The latest application version (v1.1.10.6) / API release version v1 has been released on the 14th of February 2019. This maintenance release introduces a breaking change for the GET entries and GET incidents endpoints.

Functional changes:

  • Breaking: GET entries endpoint no longer uses next_page_link and count mechanism for paging, but a continuation token.

  • New endpoint GET /v1.1/sites/{site_id}/entries/export allows you to filter and export entries over a period of maximum 1 month in excel format.

    Not a millennial trend but a necessity: The success of co-living decoded

    The gig economy enabled by digital technology has caused Industry 4.0 and laid the foundation for the future of work. With millennials making up 75% of the workforce by 2030 and an increasing amount of resources to work remotely alter the way individuals move, work, socialize and live. As coworking has become a social movement of 3.8 million members by 2020, a concept of co-living is stepping into the spotlight. As trendy and exclusive as co-living may seem with its members-only policy, selection of tenants and authentic branding, its further expansion is a necessity and strategic answer towards extreme urbanization and lack of affordable housing. Recent investment figures show accelerated growth of co-living and its international outreach with Medici Living Group securing the largest investment in co-living of 1 billion euros ($1.13 billion) for its European expansion. Co-living is an international phenomenon. According to JLL Hong Kong, co-living has more diversity of operators entering the market and has secured more investment than the other two main options as a retail and traditional office. With Welive’s expected entry to the Indian co-living market in 2019, the concept of shared living is being rolled out globally.

    However, the success of co-living is only partially explained by its convenient plug-and-play model which offers all amenities being taken care of by the provider of the space. Co-living is a strategic tool to beat the shortage of affordable housing in the metropolitan areas and reduce the number of commuters, thus, improving infrastructure of the cities. Depending on the provider, renting a space in the co-living complex comes as a less costly option than renting your own apartment. And most importantly, co-living offers something that is hard to quantify - the community of like-minded individuals at one’s doorstep and social interaction with one’s neighbours. The selling point of the co-living concept is not its fully-furnished private rooms but genuine connectivity with one’s flatmates and welcoming atmosphere of the environment. It is suggested that co-living might even become a solution for decreasing alienation of urban workers from each other.

    Co-living falls under a relatively new concept of Housing as a service (HaaS) or space as a service. It is disrupting the way we screen, monitor and select housing. Co-living is seen as a promising potential from industry experts from different market leaders as the real estate developers, hospitality companies, and investment community. Big names in the retail- and automotive industry are adding co-living to their portfolios. Ikea launches its Space10 which is an innovation lab based in Copenhagen. Ikea labels Space10 as its secret research lab where the future of sustainable living is explored. The business model around co-living is a service model which is one of the key attributes of sharing economy. As Uber has transformed the way we move and use a taxi, co-living giants as Welive and Collective are changing the way we allocate resources while making housing decisions. Ownership over goods is no longer attractive for consumers and the trend towards servitization is taking over. Users nowadays prefer access-based consumption, thus, short-term contracts and the opportunity to rent a space is becoming a preferred option over property ownership. As workforce transition is leading to an increasing number of mobile workers, the flexibility of movement from one location to another makes modern employees rethink their housing options to the benefit of co-living providers.

    Changing profile of a co-living tenant

    As co-living is expanding on an international level, the public image of a co-living tenant is being altered as well. It soon will be a thing of the past when the majority of tenants was comprised of digital nomads or young professionals. Industry leaders and innovative thinkers predict that co-living might serve as a solution to tackle social problems such as a lack of affordable housing for the ageing population. Figures from the UN report show that by 2050, the number of people older than 60 will increase to 2 billion worldwide. According to the Health and Retirement Study (HRS), 43% of people over 60 reports that they feel isolated.     Interview with David Wileman: Sales manager at Guardian Security Ltd and top 3 SALTO KS dealer in the UK.

    How was it for you to embrace selling a cloud solution like KS, vs. server based or other solutions?

    Originally they were separate markets, we only really sell Salto so it was easy to embrace, however, the line between Salto and KS has blurred. Both have different unique selling points.

    How do the sales of KS and other cloud solutions compare to your other non-cloud solution sales for access control?

    Currently, SALTO KS is the only cloud product we sell. The beauty of cloud is that it removes any IT investment and responsibilities from the customer, so KS is a game changer.

    What were some of the early day challenges with KS when it was fairly a new product for small and medium-sized businesses?

    I'm not sure that there were many challenges, however, the limiting factors were the number of app users per IQ as it narrowed the market, this has now been dealt with. The fact that we can't check in/out guests is still a problem and precludes us from most of the hotel market. There is now a Keypad which was originally missing, so all in all other than the check-in/out most things have luckily been resolved.

    How do you see the locking industry evolving with the new market demands?

    Moving more to a cloud-based system.
